The bag is a canvas bag from Home Means Nevada shop. To the bag add one per person of: cold water/chapstick/pen/snacks (cookies/snack mix), Buyers Presentation (bound) and the printed materials in E&V folder. I usually drive them up through mid-town towards downtown and then cut across 4th street to go into Somersett the back way. I talk about mid-town, downtown, Pioneer Theater, Nevada Art Museum and give them the lay of the land (I-80 runs east-west on north end of town, 395 north south, etc) along the way
Somersett - I usually only go as far as the village - drive around to the side to show them pool, pickleball and then head back out. Discuss prices going up as you get higher in elevation (views), amenities and ability to join the Country Club.
Next up - Caughlin Ranch - I usually drive in the entrance with the Athletic Center and drive through that parking lot. Talk about the walking trails, how there are different subdivisions and again as you get higher in elevation prices get higher and some communities are gated. I loop through and come out by Raley's - being sure to point out that we are back on McCarren - headed south and point out Atlantis when you can - helps them keep their bearings.
I also talk about how every neighborhood we are driving through has doctors living there - and how you are never too far from a grocery store, amenities or school
After Caughlin I go through Rancharrah. I offer the Village as a good spot to stop for a coffee or bathroom break as well.
I've been taking the back way to Arrowcreek lately because most people don't realize how beautiful that is yet still close to everything.
I finish up with Arrowcreek - usually going just as far as the residents center - you'll need to pretend you are driving them by a house to get through security so just pick an active listing and hand them a business card.
Then I will cut across Thomas Creek to Mt Rose Hwy because then you can point out the mall when you get on the highway - and you'll pass the South Meadows Renown on the way back to the hotel.
